400MLK Mayfield Annex

Mayfield Annex

Hamilton County owns the Mayfield Annex, a key and historic building in City Center of Downtown Chattanooga. The building occupies a high profile corner at the northwest corner of 7th Street and Walnut Street. The Mayfield Annex is approximately 22,000 sf on four floors above grade and a partial basement. Developers are sought to create a distinctive project that reflects the architectural history of the building, while also contributing to the current vision for the district and demonstrates sustainability for the future. The program for the project is to create work force rental housing in this historic and underutilized office building.

The 400 Block of MLK Boulevard

River City Company and Chattanooga Neighborhood Enterprises own three key parcels in the 400 block on the north side of MLK Corridor of Downtown Chattanooga. The sites are non-contiguous, unimproved lots. Developers may choose to include some or all the available parcels in their proposal, and their concepts and intentions for this should be made clear in their offering.


Developers are sought to create one or more distinctive and sustainable mixed-use project(s) on these properties that will increase the availability of rental housing in the district and animate the street/public realm.


Developer selection will be made based upon these evaluation criteria:

  • Overall desirability, compatibility and programmatic concept
    Consistency with the expected uses and requirements set forth in this document
    Demonstrated ability of the developer to undertake a project of this magnitude; as well as overall financial stability and size of the firm(s)
    Time frame for the proposed development
    Overall positive impact on downtown


It is anticipated that construction will commence on this project in 2016. Firm timelines and performance dates will be negotiated with the selected developer/proposer. You can access the Request for Qualifications here
